一、工程概况及施工特点：
1.1设计概况：本工程为盐滩改造工程，由青岛市勘察测给研究院勘察，青岛鲁房建筑设计院设计。
1.2建筑概况：工程位于青岛市四方洛阳路，建筑面积：3889平方米，为五层住宅楼。其主要建筑做法如下：
1.2.1地面：混凝土水泥砂浆地面随打随抹，厕所为混凝土防潮地面。
1.2.2楼面：水泥楼面为主，厕所楼面设防水层。
1.2.3踢脚：防水砂浆踢脚。
1.2.4散水：混凝土水泥散水，面层随打随抹。
1.2.5内墙：水泥白灰砂浆抹光，外刷乳胶漆。
1.2.4天棚：水泥砂浆抹灰，外刷涂料。
1.2.5外墙：抹水泥砂浆，外刷涂料。
1.2.6门窗：铝合金窗，木制夹板门。
1.2.7屋面：屋面分为上人平屋面和贴瓦屋面二种，上人屋面采用水泥蛭石保温层，SBS防水面层铺地砖，贴瓦屋面采用珍珠岩保温层SBS防水，贴洋红色英红瓦。
3结构特点：本工程为框架结构，正副零以上采用M5混合砂浆砌MU7.5陶粒混凝土空心砌块，正副零以上框架部分为C30砼，浇楼板及其它构件为C20砼。其中一层设备用房与办公室隔墙为防火墙。
2工程特点及施工中应注意的问题：
2.1通过对招标资料的审学及施工现场的勘察，我们认为本工程有以下特点及施工中应注意的问题。
2.1.1本工程砼工程量较大，因此应严格控制砼的质量及标高,确保砼质量达到规范及设计要求。
二、工程指导总方针和工程的组织管理
