第一章 工程概况
1.1工程简介
1、 晓康苑工程由福建关兴房地产开发有限公司开发，福州市建筑设计院设计，福州弘信工程监理有限公司监理，是集公寓、商场等功能于一体的高层住宅楼。福建六建建工集团公司承建该工程±0.00以上的土建、水、电。工程施工图纸均由福州市建筑设计院出图。
2、 本工程位于福州市湖东路中段，用地西侧为置地广场，东侧为实达皇冠，用地北侧为规划路。项目总用地面积8253m2,地上总建筑面积55484㎡，地下建筑面积9639.7 m2。建筑层数为：南楼地上29层，地下1层；北楼地上33层，地下2层。总建筑高度：南楼为90.01m，北楼为99.95m。建筑物两座高层住宅建筑呈二字形排列。地下室为停车场及设备用房及人防，南北楼地上一层至三层均为商业空间（其中北楼三楼局部为配套用房），三层以上为单元式住宅。工程设计标高：室内±0.000标高相当于罗零高程7.5m，室内外高差0.15m。
装修情况：外墙装修，主体以暗绿色涂料为主基调，裙楼干挂花岗岩墙面。1~3层公共卫生间内墙1800高瓷砖墙裙，住宅内墙1：2水泥砂浆打底，其余内墙中级抹灰水泥漆罩面，地下室内墙水泥砂浆抹灰，砼墙面防霉乳胶漆二道。屋面面层铺贴8厚150×150地缸砖。
门窗采用铝合金门窗，在框周边与结构接缝处要求涂刷防腐材料粘贴塑料薄膜进行保护，以免填缝水泥直接与铝合金面接触。所有木门窗必须在室内温作业完成10天后方能开始安装，装好后用保护胶带、塑料薄膜贴封遮盖严，以防污染。
屋面防水采用S6抗渗砼自防水，SBS高级防水卷材；卫生间防水采用2厚水泥基防水涂料一遍。
