***大酒店楼房移位工程施工组织设计

一. 工程概况:
***大酒店位于南京市模范马路南侧,是一座接近3星级的酒店,装修较为豪华,房屋结构为整体六层、局部七层框架,占地面积约700m2,总建筑面积约5400 m2。由于模范马路拓宽,***大酒店需要拆除。若拆除重建费用较高(含装潢费用总造价约1860万),而且工期较长,酒店停业期间会造成较大的间接损失。因此,经市建委和酒店业主公交总公司研究决定采用整体向南平移28米的方案。
新位置处和轨道经过部位的地层和地下水情况见《地质勘察报告》。
二. 平移方案简介:
平移方案的基本思路是将建筑物和基础分离,放到移动系统上,移动系统安放到轨梁上,在建筑物一侧施加推力或拉力,移动系统和建筑物就会在轨道上移动,到达预定新位置后,将建筑物和新基础连接。
施工过程如下:
1. 制作下轨道梁并安放滚动装置。
2. 在滚动装置上制作上托架。
3. 切断柱和墙体,使建筑物支撑在移动装置上。同时切断水、电管线。
4. 安放反力支座。
5. 施加水平推力,建筑物在轨道上平移。
6. 就位连接。包括其它生活配套设施。
方案的关键是托换技术(将建筑物托换到滚动装置上)、切割技术、同步移动施力系统和就位连接构造。本方案采用安放滚动装置和同时浇筑上加固梁的托换技术,同先切断再用千斤顶顶起的托换方法相比,节省顶升千斤顶费用,避免因顶升不同步产生附加应力的危险。同步移动的动力系统采
